Redevelopment, 2022 – 2024

The renovation area concerns the Herostrasse 5 part of the building. Since it was first commissioned in 1972, the facade has not been upgraded apart from the attic storey (use of plastic windows) and has only been minimally maintained.

The flat roofs including the greenery and watering system, the seismic upgrading, the photovoltaic system on the rooftop and the facade will be renovated.

The façade renovation is being developed with the following objectives in mind:

  • Refurbishment during operation with a focus on work during the 2024 summer vacations
  • Complete facade replacement with untouched interior wooden parapet (no interface with cable routing, radiators, etc.) Off-site asbestos removal (dismantling of glazing with frames / asbestos separation under controlled working conditions)
  • Direct recycling of aluminum, steel, thermal insulation, and other materials. Design re-use of the parapet and profile glass.
  • Natural ventilation via weather-protected ventilation flaps with situational sound absorption surfaces
  • Retention of the facade typology: façade grid, proportions, color and materiality

The biggest challenge for the construction management of the project is preparing the construction site for the simultaneous renovation during the short summer vacation period.
