We support clients and architectural offices in the development and implementation of project drafts and their design. Our top priority is to promote and meet quality, cost, and deadline targets. We offer a wide range of services, from project development support to construction management. Construction management is the DNA of our company.

Project development

We are happy to take responsibility for entire project developments. This involves the optimal adjustment of maximum utilization requirements, possible investment costs and return expectations. The client's requirements define the objectives. With empathetic and intelligent project management, we always succeed in considering both the architectural ideas and the urban planning positioning.

Overall services

We take over the project planning, design, and realization of an already planned construction project at a fixed price from the time the contract is awarded. Often from the pre-project stage, usually from the building permit stage, either by means of a fixed price contract or a cost ceiling contract. We ensure that the agreed costs, deadlines and required qualities are met. The planners and contractors involved have a direct contractual relationship with us. Our services relieve the client of administrative work and guarantee additional security.

General planning

The separation of tasks between architecture and construction management has proven its worth. As a general planner, we offer project management and execution expertise. The project planning and planning competencies remain with the architects. The other planners have a direct contractual relationship with the general planner. This relieves the client, particularly in the project planning and design phase. In contrast to the overall service model, the contractors have the clients as direct contractual partners. Under this model, the management, coordination, and administration - services that the client delegates to the general planner - are remunerated by means of a general planning surcharge

Construction management

Historically, construction management has been our core business. The planners are managed and coordinated by the overall manager, in other words by the architect, and the contractors by the construction management team. We carry out what has been planned and are responsible for cost compliance as well as meeting deadlines and quality specifications. All planners and contractors have a direct contractual relationship with the property owner. Due to the direct contractual relationship, the property owner also bears the risks. In this model, his or her expertise is crucial to the success of the construction project.

Reconstruction & Renovation

We specialize in modernizations, renovations, reconstructions, and revitalizations. We are aware of the importance of dealing with the old and the new and the protection of historical buildings. No matter what it is: facade renovations, stringcourse renovations, fire protection upgrades or earthquake safety. We develop appropriate and innovative solutions - including for the installation of sustainable building technology concepts in existing building structures.

Construction economics

To ensure the success of a construction project, the economic efficiency of projects today is directly linked to the architecture, the floor plan and facade design as well as the choice of structural systems and building services concepts. This is why we support projects in terms of cost efficiency as early as SIA phase 22, meaning during the feasibility study or preliminary project phase. Thanks to the benchmarks and the database of completed construction projects, we are able to produce precise cost forecasts in the early phases. By means of construction economics considerations, the projects are managed in such a way that the project completion will be successful.

Total service and total contractor submissions

Total service and total contractor models are contractual relationships in which administrative services are delegated to the property owner, the overall management, or the total contractor (TU). Upon request, we also process and prepare phase-specific tenders for these models. In consultation with our clients, we determine the type and content of the tenders through to the award meetings and their moderation.

Competition advisory services / expert opinions / construction management

We support architects during the planning of competition projects in matters of construction economics and scheduling, also regarding project optimization and the composition of project planning teams. We also support juries of awarding authorities in their work as preliminary examiners of submitted competition projects. Expert opinions or second opinions on various topics of project management, realization, and construction economics as well as condition analyses and construction management complement our core activities.
