Immobilien Basel-Stadt wants to realize a rental property that responds to the increasing segregation pressure in the neighbourhood with residential and commercial units that are comparatively affordable compared to new buildings. Affordable residential construction will be achieved primarily through efficient construction methods, efficient floor plans and a good HNF/BGF- ratio. A mixed usage of neighborhood apartments, social housing, student housing, daycare, co-working spaces and commercial units is planned. By working closely with planners and the client, the costs will be constantly updated in order to respond to any possible overshooting of the specified benchmark of costs per HNF. Particular challenges will be posed by the limited space available, the existing utility lines on the site and the adjoining St. Johann tunnel.
