The Konnex service building in Baden, originally built between 1992 and 1995 according to the designs of architect Theo Hotz, is being extensively refurbished and repositioned. The building will remain an office building with complementary offerings such as catering and retail (single-use approach). In contrast to the previous letting concept, it is to be let to several office tenants in future (multi-tenant approach).
The main objective of the project is a sustainable refurbishment in order to make the property usable for the next 25 years or so and to achieve full occupancy. Profitability is to be ensured as part of the new positioning. As part of the refurbishment, the building envelope, technical systems and installations will be renewed and access areas, common areas and the surroundings will be upgraded. The building will also be earthquake-proofed and its energy efficiency will be improved with the aim of achieving Minergie and LEED Gold certification.
