The renovation area refers to the Herostrasse 5 part of the building. Since it was put into operation in 1972, the facade has not been upgraded except for the attic floor (use of plastic windows) and has only been minimally maintained.

The flat roofs including greenery and irrigation systems, the earthquake retrofitting, the PV system on the roof and the facade are being renovated.

The facade renovation is being developed taking the following goals into account:

  • Renovation during operation with the focus of work during the 2024 summer holidays
  • Complete facade replacement with untouched interior wooden parapet (no interface to cable routing, radiators, etc.). Off-site asbestos remediation (dismantling of glazing with frames / asbestos separation under controlled factory conditions).
  • Direct recycling of aluminum, steel, thermal insulation and other materials. Creative reuse of the parapet and Profilit glass.
  • Natural ventilation via weather-protected ventilation flaps with situational sound absorption surfaces
  • Maintaining the facade typology: facade grid, proportions, color and materiality

The biggest challenge for the construction management of the project is preparing the construction site for the simultaneous renovation during the short summer holiday period.
